We welcome landlords who want to rent their properties as rooms.  We are experienced landlords ourselves, and can offer a complete service.

We offer:

• AST contracts  £20
• inventories (if required) £60 (to include photographs)
• rent collection (included in management fee)
• Seeing in and out of tenants (included in management fee)
• full property management services
• Tenant finding service (included in management fee)
• Advice on how best to present your property (included in management fee)
• Completions service (we collect the keys from the estate agent, change locks, and cut spare keys for tenants).  We arrange for gas and electricity meter readings and changing meters to pay as you go.  We arrange for broadband to be installed £80
• Furnishing (we can source and supply new or secondhand furniture to your requirements at good prices to include delivery and set up)
• Preparation and service of Section 21 or Section 8 Notices if required £40

For this we charge a rate of 15% per month.  This figure is more expensive than renting your property as a whole unit, however there is a lot more work involved in room rentals.  Despite this, renting your house as rooms can be more profitable.
